Common questions
Mission Septic FAQ
How do I know if my Mission property is on septic?
About 9,000 of Mission's roughly 35,000 residents aren't connected to municipal sewer, and most of them are on septic systems (a few use holding tanks). Urban areas are generally on sewer, while rural and semi-rural properties are more likely to be on septic. If you're not sure, the City can confirm whether your property is connected. If you are on septic, knowing where the tank is makes every service faster.
What regulations apply to septic systems in Mission?
Mission homeowners follow BC's Sewerage System Regulation, which Fraser Health administers. You're responsible for maintaining your system according to its maintenance plan and keeping maintenance records; many systems installed before 2005 have no plan, so your own pumping records fill that gap. New systems and most repairs have to be designed and filed with Fraser Health by an authorized person before work starts. Maintaining a system in a way that creates a health hazard, such as sewage surfacing in the yard, carries a $345 violation ticket, and Fraser Health can order repairs. Neither BC nor the City of Mission sets a mandatory pumping interval.
Are septic systems near Hatzic Lake a special concern?
Yes. The Hatzic Lake management plan identifies septic systems as a concern around the lake, including systems close to drinking water wells on Hatzic Island and drainfields that flood when water levels rise. Note that the lake's shoreline is split between the City of Mission and the Fraser Valley Regional District. If you're near the lake, keep your tank pumped on schedule, keep vehicles and structures off the drainfield, and have an authorized person look at the system if it's been through a flood.
What happens to my septic tank if my Mission property connects to sewer?
Mission's sewer bylaw doesn't allow a septic tank to be connected or discharged to the municipal sewer. When a property hooks up to sewer, the old tank has to be pumped out and decommissioned as the bylaw requires. Check the City's requirements before your connection is scheduled, and book the final pump-out for just before decommissioning.
Where does septic waste from Mission go?
Septage pumped in Mission is taken to the JAMES wastewater treatment plant in Abbotsford, which Mission and Abbotsford share. Its trucked liquid waste facility accepts domestic septage only from properties inside the two cities, where it's treated with the region's sewage.
Do I need a septic inspection to buy or sell a home in Mission?
BC doesn't require a septic inspection when a home is sold, but it's one of the most useful checks a buyer can make. A pump-out and inspection shows the tank's condition, whether baffles and filters are intact, and whether the drainfield is coping, and Mission's heavy rainfall (close to 1,900 mm a year) is quick to expose a struggling field. Sellers should gather pumping records and any Fraser Health filing or maintenance plan for the system.
